South Gloucestershire council leader visits Beard's £17m zero carbon office development
The site of what will be the first net zero carbon in operation development in the South West welcomed a visit from Toby Savage, leader of South Gloucestershire council.
The £17 million development, which was commissioned by investors CEG and is being installed by Swindon-based Beard, has been designed to meet BREEAM Excellent and EPC A standards. It will be powered by renewable energy and use energy-efficient heating, cooling and lighting systems.
A secure cycle block with showers and changing facilities is also being installed to encourage sustainable travel.
The footings, frame and building structure of the original development on the site, which was built in the 1980s, have all been retained, saving around 1.7 million kg of carbon.
The next phase of development will see Beard remove the roof to install a new floor and roof, growing the building from 38,000 square feet to 80,000 square feet, able to accommodate a workforce of 850 people.

This building is being re-developed and modernised with sustainability in mind and is in line with our own ambitious goal of tackling the climate emergency by becoming carbon neutral by 2030.
“The 1000 Aztec West redevelopment fits into a wider picture of significant investment in office, residential and leisure facilities in this part of our district – from the thousands of new homes being built on the former Filton Airfield, to nearby landmark leisure facilities like surfing centre The Wave, Bristol Zoo’s Wild Place and the recently opened ice rink Planet Ice.”

The development will also feature a 1,300 square foot gym, which will host daily gym and yoga classes, along with a new café, a decked terrace area and rooftop terraces.
The project is expected to wrap up in summer of 2023 and is being marketed by agents Jones Lang LaSalle, Cushman and Wakefield, and Carter Jonas, who have offices across the midlands.
