Henley: Newest office space signs international occupier

Henley’s newest office building has been let in its entirety, in one of the town’s largest office market deals for some time. Reading-based commercial property consultancy, Sharps Commercial, completed the disposal on behalf of a private client, signing Regus as the newest occupier to the town.

The Henley Office, on Newtown Road, is a new grade A office development located a short walk from Henley town centre and train station. It was originally a light industrial building and has been completely converted to provide Henley’s newest grade A office space, complete with onsite parking and roof terrace.

Regus, the world’s largest provider of flexible workplaces, has signed a deal that sees it take the entire 17,787 sq ft office building. With fit-out works currently underway, it will soon be offering equipped and flexible office space, co-working and meeting rooms to businesses both within the Thames Valley and those looking to establish a footprint in the region. The new Regus offices will be open for business on August 13, with enquiries and bookings already being taken.

Alec White, director at Sharps Commercial, explained: “This is a hugely important deal for Henley’s office market, welcoming a major international business to the town and achieving a new rental level for town centre space. Despite there being strong demand for quality grade A offices, both in Henley and the wider Thames Valley, supply of suitable premises in the town has been very low for some time.”

He added: “Our marketing campaign saw us offer individual suites and floors as well as the entire building to prospective occupiers. Given the lack of grade A office schemes in the town we unsurprisingly received a huge level of interest, with the final decision being made to let the building in its entirety to this international occupier. The very nature of Regus’ business means that growing companies will now be able to consider Henley as an ideal location within the Thames Valley.”
