Cheltenham property investment opportunity going under the hammer next month

A freehold retail investment opportunity is coming up in Cheltenham, Gloucestershire, according to property firm Bond Wolfe.

The unit, at 21 Winchcombe Street, is currently rented to a nail salon, and has a guide price of £90,000 plus. It brings in rent of £17,000 per year.

The livestreamed auction, in which it is one of 194 lots, will take place on July 11 this year.

Gurpreet Bassi, chief executive of Bond Wolfe, explained that Emy Nails was on a five year lease, which runs to April 13, 2026, with a rolling option upon serving six months written notice.

"This two-storey, mid-terraced retail premises is situated in a parade of retail units and offices in Winchcombe Street, which is in between the busy High Street and Albion Street," he said.

"Other notable occupiers nearby include John Lewis, H&M, Next, River Island and M&S, and there are three major car parks within 100 metres."

Bassi added: "This is a valuable retail investment property in a highly desired town that we think will attract competitive bidding."

The ground floor retail area comprises around 321 sq ft, with ancilliary areas on the first floor offering another 291 sq ft. There is no access to the second floor area.
