Winners celebrate at the 2022 South Coast Property Awards

The fifth annual South Coast Property Awards recognised the region’s top performers from the commercial and residential property community across 18 award categories. Vail Williams picked up three awards and several companies achieved a double triumph on the night.

Over 350 developers, agents, planners, consultants, property lawyers and dealmakers came out in force at the Hilton at the Ageas Bowl to enjoy the first in-person SCPA ceremony since the Covid-19 pandemic, ably supported by host Marcus Brigstocke. The TV personality, comedian and broadcaster led the entertainment with a hilarious barrage of banter, anecdotes and asides.

The headline sponsor was Amiri Construction and the other sponsors were AECOM, Biscoes Solicitors, Dutton Gregory Solicitors, Highwood Group, Lambert Smith Hampton, Lester Aldridge, MSP Capital and South Coast CPS. CoStar collated data for the judging panel.

Commenting on one of the major challenges the sector has faced over the last year, Richard Thompson, Managing Director of The Business magazine, said: “The move from full remote working has meant a need for flexible, high-quality office space, resulting in significant growth in that market.”

During the evening, £7,000 was raised by the audience for Hannah’s Holiday Homes Appeal. The Waterlooville-based charity provides holiday homes in family parks for families of children with Hodgkin’s disease.

"We have always been successful in the offices sector, so to pick up an industrial/logistics award as well was particularly rewarding for us. We have had a consistently high share of the offices market and industrial has been a big growth area for us over the last couple of years. We have grown the industrials team and targeted both landlords and developers in that sector. A highlight for us was selling a site in Portsmouth at a record land sale price this year. There is a shortage of land and pent-up demand, which bodes well for landlords both now and in the future. We had a clear five-year plan that got knocked by Covid-19 but we have made progress by being in the right place at the right time. In the period, we trebled turnover, with around 80% of what we do affordable housing. We started the business with a very clear set of values with integrity at our core and, hopefully, growth should come from this approach. We have worked very hard to bring together a great team of people who we count as friends as well as colleagues. We are now expanding from our base in Poole to south Hampshire and south Wiltshire." "Our commitment to the environment and our tenants are important success factors for us. The environmental side has benefited both us as landlords by reducing our carbon footprint and also our tenants – by being as energy efficient as possible we can help them deal with rising energy prices. Tenant welfare is also important because a happy tenant is more likely to stay with us and it is far easier to retain a tenant than get a new one. We work a lot with start-ups and a core thing for us is to make it easier for companies to move around the Park as they grow." Robin Chave, CEO, USSP

Achieving record turnover during the period was helped because in the first weeks of the Covid-19 pandemic we realised it was easier to speak directly with decision-makers as their usual 'gate-keepers' weren't there. So, we didn't cancel our business development or marketing activities. We have a strong reputation as a quality brand and this means it is easier to make introductions to potential clients. "We have worked with Centenary Quay as the planning agent for the last 11 years and are about to start the sixth and final phase of the project. It is creating a legacy and regeneration benefits with synergies between the existing and new communities in the area. The former shipyard site’s dynamics have changed with waterside regeneration, where the priority is to knit the two communities together. The scheme includes 25% affordable homes and facilities like a new library will provide a quality link between old and new." Sarah Beuden, Director, Savills

“We take a positive approach with tenants and are committed to environmental, social and governance priorities. We are installing photovoltaic solar panels sufficient to generate enough electricity for 2,000 homes that will provide around two-thirds of the Park’s electricity needs. We estimate it will be one of the largest of its kind in Europe. This will have a huge positive impact on occupiers’ service costs. As the Park is council-owned we can access central government money, which is really beneficial for undertaking initiatives like this.” Simon Bateman, Asset Manager, Lakeside North Harbour

The firm is known for its waterfront developments, like the Spinnaker Tower, Port Solent and Ocean Village and it is the consistent quality that we achieve on projects which gains us a lot of repeat business." "One of our significant projects is in Clarendon Road, Westbourne, a conservation area where two blocks of 20 flats are being converted into affordable housing. It is an all-electric scheme that includes air source heat pumps (ASHP). Installing them was partly driven by industry trends and legislation as well as our aim to take a lead on the technology. Fuel poverty is a big issue right now, so we are helping as much as we can. We are now using ASHPs on pretty much every site. The company trebled turnover in the last year has grown from seven to 32 staff, but continues to be very family oriented." David Cracklen, Director, AJC Group

“It is a testament to Associated British Ports’ confidence in the cruise sector that they embarked on the project at the start of the Covid-19 pandemic and they now have a fantastic building which will help reinforce Southampton’s reputation as the premier cruise destination in the UK and throughout the world. The new facility embodies ABP’s mission to ensure sustainability is core to the future of cruise and its ambition to generate as much of its own power as possible. The new terminal is thought to be the greenest in the UK. The project included shore power connectivity to allow ships to plug into the local power without using their diesel engines which are shut down after berthing. The roof is fitted with 2,000 solar panels and is constructed from glulam timber beams sourced from a sustainably managed European forest. The vision for the Horizon Cruise Terminal was to provide a flagship facility which will set a new industry standard in the UK and internationally.” Ben Jepson, Divisional Director Architect, Stride Treglown
