MELBURY HOUSE:

Property consultancy Vail Williams has been appointed to market a prominent office building in Bournemouth’s business district.

The glass fronted Melbury House, located at 1-3 Oxford Road, Lansdowne, has six floors and office space availability from 2,637 sq ft to 28,214 sq ft. It features a ground-floor reception, air conditioning, raised floors, suspended ceilings, two passenger lifts and a 49-space car park.

Bryony Solan, an Associate at Vail Williams in Bournemouth, said: “We are pleased to be working alongside CBRE on one of the best office buildings within Bournemouth.

“This is a prestigious open-plan office building in the heart of Bournemouth’s prime business district, available to lease on a floor-by-floor basis or, as a national or regional headquarters, as a whole.

“The offices have been redecorated, with new carpets, and offer a high-quality working environment. We anticipate keen interest from companies who are seeking to encourage their employees back to the office as we are experiencing a flight to quality from occupiers.”

A ‘flight to quality’ refers to herd-like behaviour in investment and business strategy, suggesting a current trend back towards physical office space. Other companies occupying the Lansdowne area in Bournemouth include law firms Lester Aldridge and Trethowans, Handelsbanken, Regus, McCarthy & Stone, 4Com, AXA, Lloyds Bank and Hays Recruitment.

Bryony added: “Melbury House has excellent connectivity for occupiers – the mainline railway station and bus station is a short distance, whilst Oxford Road has excellent access on to the A388 which links the A31 Dorset-Hampshire corridor. The seafront is also just a few roads away.”
