Segensworth: Warehouse unit with substantial parking at former Palmer & Harvey site is available

Radial 27, a large warehouse unit on the former Palmer & Harvey site at Segensworth, is available to occupiers following a complete refurbishment.

The 71,542 sq ft building at Barnes Wallis Road, vacated when the wholesale group Palmer & Harvey went into administration in 2018, has undergone significant investment and refurbishment for use as a quality modern industrial and logistics unit.

It is now available to let following abortive negotiations with a potential occupier. Commercial property specialists at Lambert Smith Hampton and Hellier Langston, joint agents for Radial 27, say they are expecting high levels of interest, particularly because of the large amount of parking available. The unit, available at a quoting rent of £8.50 per sq ft, has access to 21 parking spaces off Barnes Wallis Road, and the occupier will have the option of adding the use of 135 parking spaces off Brunel Way through a separate negotiation.

Adrian Whitfield, director, industrial and logistics at LSH’s South Coast offices, said: “This is by some way the largest unit currently available in Segensworth, and will be of interest to occupiers because of access to the significant amount of parking. The high standard of refurbishment works and excellent transport links make it highly attractive to a wide range of industrial and logistics occupiers.”

Matthew Poplett, director at Hellier Langston, said: "We had immediate interest from a number of parties in this unit before and during the refurbishment, which is not surprising given the location, size and lack of good quality competition in this location. Segensworth is uniquely placed between Southampton and Portsmouth, giving occupiers easy access to both economic centres.”

Radial 27 comprises a self-contained, double-bay distribution warehouse. The unit is of steel portal frame construction with part brick and part metal profile clad elevations supporting a pitched metal clad roof.

The unit offers a total floor area of 71,542 sq ft, with a warehouse of 60,070 sq ft and the remaining area split behind two-storey office accommodation situated at the front of the building and a rear warehouse office. Externally there is parking at both east and west entrances and a large service yard at the rear of the building. The total site area is 3.97 acres.

The site is approximately 1.77km (1.1 miles) from Junction 9 M27 via Witherbed Lane and Segensworth Road on to Segensworth Roundabout.
