SEGRO, Europe’s leading provider of flexible business space, has let a 2,055 sq ft industrial unit at its Railway Triangle scheme in Portsmouth to Safe Estates Services.

The company will be opening a new regional depot at the unit, its first in the Portsmouth area, to service customers across the south coast. Part of the multinational VPS Holdings group, Safe Estates Services provides services for the management of vacant properties and operates from more than twenty depots across the UK, working primarily in the commercial and social housing sectors.

Richard Green of Safe Estates comments: “Our new Railway Triangle depot, with its excellent motorway links, will enable us to react quickly and effectively to meet the needs of our customers across Hampshire and Sussex.”

The Railway Triangle scheme, which provides flexible business space from 1,238 – 121,000 sq ft, is located on Walton Road, within one mile of the A3(M), A27 and M27. SEGRO has let the unit to Safe Estates Services on a five-year lease.

SEGRO Leasing Manager, Chris Davies, adds: “Railway Triangle’s location and ease of access for loading, has ensured its continuing popularity with a range of industrial and distribution companies and we’re very pleased that Safe Estates Services has chosen the scheme for its first regional depot in this area.”

Agents for Railway Triangle are Vail Williams and Lambert Smith Hampton. Sue Gates from Vail Williams said: “Railway Triangle’s on-site estate office and 24 hour security are significant attractions for occupiers who benefit from a secure, well-kept environment for their business.”

Railway Triangle is part of SEGRO’s M27 property cluster which includes 1.1 million sq ft of business space across six estates in Southampton, Portsmouth and Fareham. In total, SEGRO’s UK and European portfolio comprises £5.3 billion of predominantly industrial and warehouse assets concentrated in and around major business centres and transportation hubs.
