Newbury: Vail Williams secures major warehouse letting at Hambridge Road

Property adviser Vail Williams LLP has secured the letting of a 15,693 sq ft industrial unit in Newbury to Electronic Manufacturing Solutions (EMS) on a 10-year lease.

Acting on behalf of Clipstone Investment Management, a team of experts from Vail Williams’ property acquisition and disposal team secured a new tenant to occupy the warehouse at Fountain House South, on Hambridge Road, alongside existing businesses Vodafone, Talkmobile and Intermail.

Boasting a prominent position on the development at Horizon West, with excellent transport links to the A34 and M4, as well as mainline rail connections to London Paddington, this modern, high-end industrial space was marketed by Vail Williams over the course of six months, before EMS made an offer.

Andrew Windle, fund manager at Clipstone Investment Management, said: “Vail Williams has been instrumental in securing us a quality tenant and getting the Park fully let once again. The service provided was excellent, with regular communication ensuring we were notified and informed of the interest, inspections and marketing process throughout – which demonstrated the strength of the Thames Valley industrial market.”

Relocation to Horizon West business park will bring a number of significant opportunities and improvements for EMS, including an ability to provide a better working environment and improve the overall customer experience.

Speaking of the move to Fountain House South, managing director of EMS, Bernard Chubb, said: “We have been looking for a new facility for a couple of years, assessing the options and making offers, and I strongly believe that now is the right time to make the move. Our sales forecasts are very strong, and the move will help EMS to maximise the potential and build upon these with the facilities that Fountain House South offers.

“I’d like to thank the team at Vail Williams for their assistance in this transitional period, whose support has been invaluable to EMS throughout this process. We have found them to be very responsive, always willing to help and very knowledgeable when navigating the lease negotiations,” concluded Bernard.

EMS is currently fitting out the new premises and is expected to move in by the end of May.
