Welcome Building, an exceptional new workspace in Bristol being delivered in a joint venture between EPISO 5, a fund managed by Tristan Capital Partners, and Trammell Crow Company, has leased 44,196 sq ft to international law firm DAC Beachcroft. The international law firm is taking levels 6 and 7 of the new building that is set to complete in the second quarter of the year.

DAC Beachcroft, one of the largest legal sector employers in the South West with more than 800 lawyers and staff working in the region, will be moving its Bristol colleagues to Welcome Building from its current location in Portwall Place.

Toby Pentecost, Senior Vice President and head of UK offices at Trammell Crow Company said: “Having recently celebrated the topping out of the site, we are incredibly proud to be able to announce the arrival of DAC Beachcroft. This is a great result underlining the amazing space and amenities Welcome Building has to offer. With sustainability and wellbeing at the very heart of the project, we are in discussions with several other occupiers as we head towards completion.”

Welcome Building is ideally located in the centre of Bristol with great travel links and adaptable working spaces. We were also impressed by the building's excellent sustainability credentials and its emphasis on creating a local community."

Designed by Darling Associates Architects the 207,000 sq ft landmark in the city centre will reset the bar for sustainability by targeting optimal energy efficiency along with a commitment to create a healthy environment for all who work there.

A unique street on the ground floor will host events with an open café bar and specially commissioned public art, to foster a collaborative business community. Welcome Building offers the largest available floorplates in the city ranging from 22,000 sq ft to 30,000 sq ft. All floors are open and reconfigurable to suit the changing patterns of working life – be that group collaboration or places for individual focus.

The building will be an all-electric workspace, with PV cells on the roof and targeting Net Zero Carbon in operation. It aims to set new standards for occupier wellbeing as the first Bristol office development to target Well Platinum Certification, alongside BREEAM Outstanding and Five at Heart Platinum, with consideration given to everything from biodiversity to the enhanced end of trip facilities for cyclists and runners.

The building is also connected to the Bristol Heat Network, from which it will extract all of its heat load. This naturally sourced and low carbon heat is procured from the zero-carbon water source heat pump at Castle Park energy centre resulting in no polluting combustion whatsoever on site.
