Growing estate agency business Urpad Sales & Lettings has launched its first West Midlands base with the help of commercial property specialists John Truslove.

A new name in the world of selling, renting and managing property following the rebranding of a decade-old business two years ago, the first Urpad Sales & Lettings branch opened in Bristol in 2021.

Now associate sales & lettings director Tom Hayden has opened Urpad’s first regional base from offices at Oldberrow Manor in Henley-in Arden, Warwickshire.

When it came to finding the right premises for the new operation, the Urpad team turned to Worcestershire-based commercial property specialists John Truslove. Joint managing director Ben Truslove worked with Tom and his colleagues to secure a lease on 209 sq ft of office space in Suite 2 at The Cottage, at Oldberrow Manor.

Tom Hayden said: “Ben’s performance was really fluid, really quick and responsive to what we needed. These offices say a lot about our business, in a really attractive setting.

“As we expand we will certainly be using the John Truslove team when it comes time to find new offices.”

Urpad already has more than 1,000 properties under management nationwide, covering all areas from Cornwall, London, Doncaster, the Midlands and beyond.

“We handle everything from sales to lettings, from student lets to properties with rents of £4,000 or £5,000 a month. We are flexible, looking to secure the best outcome for vendors and landlords. We have a very low void rate – around 1.7% - which speaks to how effective we are, and we don’t overcharge.

“The key to our service and our success is our transparency – all parties always know where they stand and what is happening in the process.

“The business has grown steadily over the last 12 years but, following our rebrand, we have decided it was the right time to open physical offices to support our national growth.”

Ben Truslove, at John Truslove, said: “We have known the team at Urpad for some time and are delighted to support their growth from their Bristol home. The offices at Oldberrow Manor are ideal for a first step and as a base for a team that is travelling widely.

“We look forward to working alongside Tom and his Urpad colleagues as the business continues to expand.

“This is another example of how our unrivalled knowledge of the local commercial property market means we can help growing companies take their next step in the right premises, with the right landlords.”
