Lambert Smith Hampton (LSH) has secured another letting at One The Square, Bristol.

Hayes Parsons, Bristol’s largest independent insurance broker has taken part of the first floor office, committing to a 10-year lease, with a five-year break clause, at £32.50 per sq ft.

Hayes Parsons becomes the latest addition to a diverse tenant mix, which includes Alpha Portfolio Management and accountants RSM.

James Woollam, managing director of Hayes Parsons, said: “After significant growth, Hayes Parsons was in need of a new home, and in One The Square we believe we have found the perfect setting for our team, close to the station which was important for our commitment to the environment and in an area which has social value at its core. We will be in the heart of the business district, and we look forward to welcoming clients and suppliers into our new home. This most recent letting at One The Square leaves only one remaining prime suite of 8,208 sq ft available to let on the first floor.

The building has undergone a substantial refurbishment and capital investment programme under the ownership of landlord, The Canal & River Trust. Notable improvements include a revamped entrance and reception area, Additionally, the introduction of new bike provision and showers meets the expectations of modern occupiers.

The individual office suites on the first floor have undergone a comprehensive upgrade to offer contemporary, open-plan layouts, contributing to an overall Energy Performance Certificate (EPC) rating of B.
