Grade-II seafront hotel in Brighton listed for £3.5m
A Grade-II listed hotel on Brighton’s seafront has been put on the market for £3.5 million by real estate agency Allsop, working out at £239 per square foot.
Situated a stone’s throw away from Brighton Pier, the 14,647 square foot hotel features 30 rooms and social space across five storeys and a basement.
The building, which was built sometime around 1840, was originally terraced houses before being converted into a hotel. It was first listed in August of 1971.
The Allsop listing notes that, subject to obtaining necessary consents, the site could possibly be used for either residential accommodation, with flats on the seafront reaching £500-600 per square foot, or student housing for Brighton’s estimated 38,000 students.
Gergo Petrovics, Senior Surveyor at Allsop, said: “This Grade II listed hotel development boasts an exceptional location on the Brighton seafront. Given the anticipated increase in demand for domestic tourism, driven by the weak pound and the expense of international travel, this iconic site is well placed to attract guests.
"It could also find a new life as student housing or residential accommodation, given Brighton’s large student population and attractiveness as a place to live. It’s likely therefore to attract both domestic and overseas investors.”
