A prime town centre shop unit in Bromsgrove is listed with a starting price of £250,000 in Bond Wolfe’s next auction.

The two-storey unit at 113 High Street is considered suitable for a variety of alternative uses, subject to any necessary planning permission.

The Worcestershire town’s former Burton menswear store, now used as a charity shop for Age Concern, is being offered in conjunction with chartered surveyors Nicholas Brett & Co in the livestreamed auction on Wednesday 27 March with a guide price* of £250,000+. 

Ian Tudor, commercial auction director at Bond Wolfe, said: “The unit extends to around 5,800 sq ft in total. It is a large, self-contained modern and fitted out retail unit formerly occupied by Burton together with Dorothy Perkins.

“Part of the first floor was formerly used as an additional sales area and there is a dedicated ‘sales’ staircase towards the front of the ground floor retail area.

“Servicing and loading facilities are available at the rear.

“As well as its retail pedigree, the premises are felt to have future development potential including conversion of the upper areas to residential use – subject to any appropriate planning permission.”

The ground floor extends to around 3,400 sq ft, with a 1,200 sq ft sales area on the first floor along with 1,200 sq ft of ancillary space.

Ian added: “The property occupies a prominent, busy pedestrianised location in the heart of the shopping core of this popular and affluent market town.”

Bromsgrove town centre includes a good mix of local traders and national operators including Argos, Specsavers, Costa, Slug & Lettuce, Amber Taverns and Savers.

The shop is being sold freehold. It is currently used by Age UK, at nil rent. Vacant possession would be obtained by serving three months’ notice.

Mr Tudor added: “Offers may be considered prior to the auction sale.”

The Bromsgrove store is just one of 191 lots that are appearing in Bond Wolfe’s next auction, which will start at 8.30am on Wednesday 27 March.
