Bournemouth: Landmark office building in Holdenhurst Road now fully let, says JLL

One of Bournemouth’s most prominent office buildings, 100 Holdenhurst Road, will soon be fully occupied following a second deal brokered by leading property consultancy JLL.

The fourth floor of the well-known building, previously home to Abbey Life, has been let to McCarthy & Stone, the UK’s leading retirement housebuilder which has taken a 10-year lease.

The company will take the whole of the fourth floor, made up of a large open-plan office totalling more than 21,050 sq ft. The building is a major landmark on the central Bournemouth skyline and is located in the heart of the commercial area of the town only a few minutes from Bournemouth Railway Station.

JLL let the third floor to Arthur J Gallagher, totalling 23,429 sq ft at the end of last year.

Eleanor Hussey, senior surveyor at JLL, said: “This is the second letting in less than a year for 100 Holdenhurst Road, signalling renewed confidence in the market.

“Interest in this contemporary commercial building has remained high even through the recession, particularly as it’s the only facility the town has to offer with such large floor plates. We’re delighted to have found a single tenant with such a perfect match in terms of their requirements.”

Cowling & West represented the tenant in negotiations. David Cowling commented: "This letting removes a sizeable proportion of the available quality office stock in the town. Bournemouth is growing short of good-quality office space, although rents will need to rise significantly before any new development can be justified."

Gary Day, executive land & planning director at McCarthy & Stone, added: “100 Holdenhurst Road is exactly what we were looking for in terms of space, location and quality of accommodation and facilities. It enables our head office to remain in a prestigious building in central Bournemouth, close to our current office and readily accessible for staff and visitors.

“The new office signifies a  statement of intent as we continue to grow our business, and presents an opportunity for our head office staff to work more collaboratively in a modern office environment.”

100 Holdenhurst Road comprises four floors providing approximately 96,000 sq ft of office space in total.
