Royal London Asset Management (RLAM) and developer Lamron Estates have begun speculative development on 'Space' on the former Kings Court site in Woking in what will be the town's first major new office development for over five years.
The scheme will comprise a headquarters totalling approximately 85,500 sq ft designed by Scott Brownrigg.
The building is targeting an EPC ‘A’ rating and an ‘Excellent’ BREEAM rating. The dominant design feature is its curving glass façade which provides natural light throughout the office space. The top floor features a large terrace with views across the surrounding countryside.
Blenheim House Construction have been appointed as the main contractor on what will be a circa £20 million contract.
The building is arranged over ground and seven upper floors and practical completion is due in Q1 2019. The building has been designed to either let as a whole or floor by floor offering floor plates of approximately 12,000 sq ft.
CBRE and BNP Paribas Real Estate are acting for the landlord.
Woking is undergoing a significant transformation with over £200m already committed. The Victoria Square development will deliver over 150,000 sq ft of new retail space, residential apartments, a new car park and two public plazas. It will also incorporate a new 196 bed Hilton hotel with a significant amenity.
Malcolm McPhail of Lamron Estates said: “Having taken over 10 years to assemble the site I am delighted to have secured forward funding from RLAM and to have commenced construction of our latest speculative office development in Woking Town Centre. We believe our timing will be ideal with very limited Grade A office stock in the town and very little generally in the SW Sector of the M25. The completed building will be a welcome addition the new emerging skyscape of Woking.”
