Unity House in Basingstoke on the market

The office of Game Retail Ltd in Basingstoke has come onto the market with offers sought for in the region of £20.8 million.

On the south east commercial property firm Hollis Hockley's website, the property - Unity House - in Telford road is described as a 'modern distribution warehouse and adjacent two storey office accommodation extending to 144, 310 sq ft'.

That includes 98,984 sq ft of ground warehouse and 20,677 sq ft of ground office space and the energy performance rating is graded 'C'.

Hollis Hockley said it has been instructed to seek offers of £20,800,000, subject to contract and exclusive of VAT.

A purchase at this level reflects a Net Initial Yield of 6.50% (assuming Purchaser’s costs of 6.75%), which equates to a reversionary yield of 7.80% at the estimated ERV, and a low capital value of £144 per sq ft, it added.
