Savills and joint agent Avison Young, on behalf of the landlord Canada Life Asset Management and LF Canlife UK Property ACS, have completed two new lettings at One Forbury Square in Reading, to tenants from the legal and professional services sector.

Gateley PLC, a legal and professional services group, has agreed terms on 4,893 sq ft of office space on part 4th floor at One Forbury Square. EJ Winter & Son LLP, a long-standing Reading law firm, has taken 2,705 sq ft on part ground floor. Enabled by the Savills PIVOT platform, the landlord was able to offer the tenant a bespoke solution based on the tenant’s requirements.

The town centre building overlooks scenic Forbury Gardens, just three minutes’ walk from Reading railway station. It comprises five fully refurbished floors with high quality amenities such as showers, changing and dry rooms, and cycle storage. It now has 25,141 sq ft of Grade A newly refurbished office space remaining, with an excellent town centre parking ratio of 1:1,000 sq ft. Flexible floor space is available from 1,826 sq ft upwards on either Cat A or fully fitted specifications.

Olivia Jones, Associate in Savills' South East Office Agency team, said: “We are delighted to start the year with two new lettings at One Forbury Square, demonstrating that there is ongoing demand for office space in high-quality buildings. The lettings show the landlord’s flexibility to work with tenants to suit their needs, providing Cat A space for Gateley Plc and a bespoke fully fitted solution for EJ Winter delivered to very quick timescales.”

Ben Wood, Fund Manager for the LF Canlife UK Property ACS, added: “The Fund is extremely pleased to have secured two high quality tenants at One Forbury Square so soon into the new year. It is testament to the quality and flexibility of the building aligned with our ability to engage, collaborate and deliver space to match an occupier’s specific needs.”
