The Old Magistrates Court building in Guildford, formerly home to furnishings store Laura Ashley, is up for sale with a price tag of £1.7 million.

Online marketplace for commercial property LoopNet describes the retail property 71-72 North Street as being in an "affluent town centre that benefits from wealthy commuter spend".

The arrival of department store Fenwick will also benefit North Street, it noted.

The four-floor old court building is 100% leased and covers 9,913 sq ft.

LoopNet added that it offers a "unique redevelopment and repositioning opportunity".

There is 115 years remaining on the lease and planning permission was granted in May this year for the addition of a third floor and three one-bed flats with private outdoor space across an additional 1,716 sq ft of residential.

The building was constructed in 1876 and is priced at £171 per sq ft.
