Cosmetics retailer Lush has signed a 10-year lease on a brand new warehouse in Poole as part of its sustainability strategy.

The 40,128 sq ft detached building at Fleets Corner Business Park will house the Lush Greenhub recycling operation for empty product bottles and containers returned by eco-conscious customers as part of its Bring it Back scheme which was rolled out across the UK and Ireland this year.

Property consultancy Vail Williams acted in the deal on behalf of Lush, which is headquartered in Poole and has 951 stores globally selling vegetarian bath bombs, haircare, skincare and make-up.

Goadsby represented Federated Hermes.

Legal firms Edwin Coe in Lincoln’s Inn, London, represented Lush and Bryan Cave Leighton Paisner in Manchester acted for the landlord.

Simon West, a partner at Vail Williams working from the consultancy’s Bournemouth office, said: "This is a significant property deal in Poole, with Lush generating local employment and reusing containers and packaging in an environmentally responsible manner."

Natalia Davies, environmental officer at Lush Manufacturing, said: "The relocation and upsizing of our Greenhub enables us to accommodate the commitment we have made to our customers with our new Bring it Back scheme. The space allows us to have full control and transparency in dealing with our own waste from our manufacturing processes.

'Our aim is to evolve from being a recycling hub to become a circular hub using the guiding principles of Zero Waste and Circular Economy. Our vision is to create no waste and use the right systems that have no impact on our planet. Fleets Corner is rapidly becoming an ideal home for many of our large departments.

"The collaboration between Fleets Estate and Lush will for sure support us in our mission to Leave The World Lusher Than We Found It, with innovation and environmentally friendly practices and alternatives to our buildings."

Unit M, one of five new warehouse units, comprises a ground floor of 35,967 sq ft and first floor offices of 4,161 sq ft. There is parking for 78 vehicles on a 2.1-acre site, which includes a gated yard. Internal eaves height is 11.7m, with four electric loading doors and motion sensor lighting on the first floor.

Fleets Corner Business Park has 560,000 sq ft of commercial accommodation, comprising distribution warehousing, trade, light industrial and office accommodation. Other occupiers at the business park, which fronts Nuffield Industrial Estate, include a new Travelodge hotel, Happy Homewares, Starbucks and builders merchant Selco.
