Hedge End: Construction completed at Hamilton Business Park

Construction has been completed on the final phase of new industrial and warehouse units at Hamilton Business Park in Hedge End, Hampshire, with the premises now fully available to occupiers.

Southampton-based commercial property specialist Lambert Smith Hampton (LSH) says it has had high levels of interest in the £1.6 million, 24,760 sq ft scheme at Hamilton Business Park, Botley Road.

The units at Junction 7 of the M27, are in a popular area for commercial use, with household names including Sainsbury’s, Marks & Spencer, B&Q, Currys, Amazon and Ericsson close by.

The new development, which is owned, managed and developed by the Hargreaves Group of Companies, may be offered as one complete unit, or divided into units from 5,325 sq ft depending on the needs of the occupiers.

Adrian Whitfield, industrial & logistics director for LSH on the south coast, said: “Hamilton Business Park is a true success story with national occupiers such as Wickes, Magnet, Screwfix, Toolstation and DPD choosing to take units there because of its vibrant location and ease of access to transport links including the M27.

James Belbin, senior surveyor at Hargreaves, said: “We are very excited to have completed construction at this valuable new addition to Hamilton Business Park, which is the culmination of many years of investment in Hedge End, beginning with the development of Nelson Business Park and six warehouse/industrial units in 1988. Our total holdings across the Hamilton and Nelson now number 26 units with around 250,000 sq ft of commercial space.”

Hamilton Park is easily accessible from the B3035 Botley Road which links to the M27. It is close to the M3 and A3(M) and just a 15-minute drive from Southampton.

The high-quality, open-plan development has features including 8m eaves height, 10% roof lights, 750lbs floor loading and full height loading doors, and each comes with potential for a mezzanine and secure yard with ample dedicated parking.
