Planning permission granted for 50 zero carbon homes in Wiltshire
Wiltshire Council have green lit a £21m development comprising 50 zero carbon, luxury homes by developer Hayfield.
The prime eight-acre (3.22 Ha) site is in the Wiltshire village of West Lavington, on the outskirts of Devizes.
Located off Lavington Lane, on the north edge of the Salisbury Plain, the Hayfield Rise development will feature a range of bungalows, maisonettes and two, three, four and five bedroom executive houses. Thirty percent of the scheme will be affordable homes.
The zero carbon ready specification exceeds building regulations, featuring air source heat pumps, energy-efficient underfloor heating, electric vehicle fast-charging points, 100% renewable energy, and ultra-fast broadband.
The expansive scheme will also incorporate landscaped Public Open Space, an equipped play area, native tree planting, an attenuation pond, and a new area of pollen and nectar-rich wildflowers.
Located five miles from the medieval market town of Devizes, the development has been designed to blend into the surrounding semi-rural landscape.
The plans also contained some provision for the increased traffic the new homes will bring. Hayfield’s scheme will also include the creation of a new access road and footpaths.
As part of the Hayfield Rise development, 20 designated drop-off car parking spaces will be provided for the Dauntsey Academy Primary School.
The executive homes have been designed with a high degree of consideration to the local built heritage, with features including brick detailing and traditional porches. Predominant red brickwork will be complemented by dark grey feature window frames, and traditional brown and grey roof tiles.

We have worked closely with Gaiger Properties Limited – the previous landowner – and Hayfield over these plans for 50 new homes and are pleased to see that the architectural style has been heavily influenced by traditional homes in the village.”
