BizSpace invests £6 million in flexible workspace at Gloucester site

BizSpace, the largest provider of flexible workspace with offices and workshops across the UK, is opening its second business centre in Gloucester.

Once the headquarters of Bird Eye’s Wall’s Ice Cream, the office campus at Barnwood Point Business park consists of two buildings, providing more than 43,000 sq ft of office space over three and four floors.

Purchased for £3 million in December 2017, BizSpace has invested a further £3 million into refurbishing the second building inside and out. The office provider has created 75 serviced offices, ranging in size from 125 sq ft to 2,500 sq ft, together with communal areas, an updated reception and co-working space. Free car parking is available onsite and 100mb broadband included with each contract.

The site fronts Corinium Avenue and is just two miles from junction 11a of the M5 Motorway and to Gloucester City Centre

Letting starts on September 17, with a launch event taking place later in the year.

Emma Long, Commercial Director at BizSpace, said: “We are delighted to be providing a second business centre for Gloucester, breathing new life into a 1960s landmark building that was once home to one of the area’s most significant occupiers. With a very successful centre at Moreland’s in the city already, we know the small business community in this area well and this new centre is a response to the significant demand for high-quality office space from local small businesses and entrepreneurs.

"We see one of our roles as bringing people together and enabling regeneration of local communities and we look forward to welcoming a diverse range of the region’s businesses as our new customers.”

BizSpace's Morelands Trading Estate was originally the Old England match factory. The site was fully restored and converted into business offices, workshops, industrial units and studios.

The Morelands estate contains over 70 business units. These range in size from 320 - 34,000 square feet (30 - 3,158 square metres).

BizSpace was founded in 2000 and now has over 100 sites across the UK which are home to over 4,000 micro-businesses and SMEs.

According to the British Council of Offices, flexible workspaces have recently been at the forefront of Property developers, landlords and investors’ minds, as the sector has come to the fore of the leasing market, with the sector accounting for around 20 per cent of leasing in London and Birmingham in 2017 and 10 per cent in the Thames Valley for example. New entrants into the market appear to have transformed not only the real estate offer but the level of services to the tenant.
