Located at the top of town, the premises provide a total of 1,494sq ft with a current rent of £37,000 per annum, exclusive.
The building incorporates a strong regional covenant, Leightons opticians and hearing care, who currently trade from 35 branches across the southern region.
The upper parts of the building accommodate 13 apartments which were completed in 2016 and have been sold off on long leases.
London Clancy was quoting a sale price of £525,000 for the 999 year lease.
