Basingstoke: Sales/letting success for London Clancy

Freehold sale concluded on town-centre commercial site with development potential

On behalf of private clients, London Clancy has sold a 0.18-acre development opportunity in the centre of Basingstoke.

The site, which was formerly occupied by a national car and van hire business, benefits from a prominent position to the west of the town and is highly visible from the inner ring road.

London Clancy sought bids in 2018, the site was sold following a successful marketing campaign in April 2018, and a deal concluded within 28 days thereafter.

The site attracted significant interest from both owner occupiers and developers.

London Clancy sells retail investment let to Leightons

Acting on behalf of a private landlord, London Clancy has sold 9-11 Church Street, Basingstoke.

Located at the top of town, the premises provide a total of 1,494sq ft with a current rent of £37,000 per annum, exclusive.

The building incorporates a strong regional covenant, Leightons opticians and hearing care, who currently trade from 35 branches across the southern region.

The upper parts of the building accommodate 13 apartments which were completed in 2016 and have been sold off on long leases.

London Clancy was quoting a sale price of £525,000 for the 999 year lease.

London Clancy achieves 100% occupancy at Basingstoke Trade Park

London Clancy and Stiles Harold Williams are pleased to announce that the last remaining unit at Basingstoke Trade Park has been let to In ‘n’ Out Autocentres.

The national MOT and servicing company have taken unit 152, which provides a total of 5,715 sq ft, and will be their 20th centre.

This end of terrace unit is prominently positioned on the estate, visible from Worting Road, and neighbouring Morrisons and B & M Stores.

Basingstoke Trade Park proves to remain a highly popular trade counter location, with neighbouring occupiers including Screwfix, Benchmarx and Halford Autocentres. This latest letting follows hot on the heels of lettings to Artisan Tool Hire, Easy Bathrooms, and Screwfix’s expansion into a double 10,000 sq ft unit.
