"Abandoned" Rural Warwickshire estate sells for more than £1m

A substantial agricultural estate in Welford-on-Avon will see a new lease of life after lying largely dormant for over a decade.

Commercial property agents Bromwich Hardy have sold the 37 acre estate at Hunt Hall Lane in Welford, near Stratford-upon-Avon, for £1.15 million.

Caine Gilchrist, surveyor at Bromwich Hardy, said: “We had a significant amount of interest in this rare opportunity to acquire a country estate which comes with a partly completed four bedroom barn conversion.

“The property is set in beautiful surroundings and offers potential development opportunities, but it was a challenging sale to get over the line with a number of boundary disputes, right-of-way impacts, unregistered parcels of land and other issues to be resolved.

“However, we worked our way through each issue, and we are delighted to have achieved such a fantastic result for our client.”

He added that the price achieved reflected the attraction and potential of the property and land. £1.15 million equates to £35,000 per acre against a UK average circa £15,000.

The estate has been acquired by a private investor who is looking to complete the barn conversion and also introduce alpacas to the agricultural land.

The partly completed residential building includes ground and first floor with outbuildings including garaging, stables and a tack room.

Hunt Hall Lane is situated south west of Stratford-upon-Avon, close by Welford-on-Avon Golf Club, and is a highly sought-after location.

The vendors were advised by EPO Lawyers in Sutton Coldfield, and Askews Legal LLP in Coventry acted for the purchaser.
