Winnersh: SEGRO agrees lease with BMC Software

SEGRO has agreed a 36,425 sq ft, 10-year lease with IT management services group BMC Software for its new UK head office at IQ Winnersh, SEGRO’s business park near Reading. 

BMC will be occupying E2, a two-storey office building which SEGRO stripped back to its core in 2012 and refurbished on a speculative basis. The refurbishment of the 49,000 sq ft office building was completed in February this year and almost 75% of the building is now let.

E2 has a number of highly-sustainable features. Prior to being refurbished, the building had an EPC rating of ‘F’ but it has now achieved a ‘B’ rating. By retaining the existing concrete frame and introducing a number of sustainable features such as high-efficiency lighting, improved fabric insulation in the walls and the roof, rainwater harvesting and providing charging points for electric cars, among others, the building has been awarded a BREEAM ‘excellent’ rating. It is estimated to be 56% more energy efficient than the original specification, and the CO2 output of the building will be reduced by around 115 tonnes per year.

Kate Dean, SEGRO customer development director, said: “We took the decision to refurbish E2 on a speculative basis last year. This letting to BMC, so soon after the refurbishment has been completed, demonstrates that there is demand for high-quality office developments within the Thames Valley and we are delighted to be welcoming the company to IQ Winnersh.”

IQ Winnersh is situated in a prime location in the Thames Valley, close to Junction 10 of the M4 motorway, offering state-of-the-art buildings, good amenities, excellent transport links and a dedicated train station. Existing customers include Virgin, Atos, Jacobs Engineering, QlikTech, Microchip, Valspar, Pure Circle and Harris Engineering.
