Construction has started on two distribution and production units at Magna Park in Poole.

Developer Jade-Aden of Holton Heath near Wareham has been appointed to build the scheme, totalling 54,000 sq ft.

Magna 20 and Magna 30 are due for completion in April 2025 and both planned to be carbon neutral, with solar power providing a third of their baseline energy.

Property consultancy Vail Williams, acting alongside Lambert Smith Hampton on behalf of landowner WH White, is in advanced discussions with a potential occupier for Magna 20.

The detached unit will span just under 22,000 sq ft, with fitted offices, 240 kVA power supply, 36 parking spaces and a secure 36m yard depth.

Neighbouring Magna 30 will be a little under 31,500 sq ft, with fitted offices, 340 kVA power supply, 51 parking spaces and a secure 46m yard depth.

Bryony Thompson, partner at Vail Williams’ Bournemouth office, said: “We’re excited to see construction start on site as there’s been limited speculative industrial development in the BCP conurbation over the past couple of years.

“WH White pushing ahead with this development is testament to the demand for high-specification, energy-efficient industrial/warehouse buildings.

“Seeing the steel frame going up is a huge milestone in the process.

“We’re already experiencing strong interest in both these units, and we’re in advanced discussions with an occupier for Magna 20.

“With construction advancing, we anticipate further interest to be generated.

“Occupiers wanting to relocate from underperforming, older properties are increasingly seeking new-build commercial units with impeccable environmental credentials – and developments such as Magna Park fit the bill exactly.”

The two self-contained warehouses are being constructed to a Very Good rating under BREEAM sustainability certification and each has a targeted EPC rating of A.

As well as solar panels, they’ll include energy-efficient heating and cooling, opening windows, greywater harvesting, EV charging points, cycle parking and landscaping.

Magna Park lies north of the Bournemouth/Poole conurbation, in between West Howe Industrial Estate and Ferndown Industrial Estate.

Wider development on site includes Poole-based property developer Fortitudo’s commercial development of 48 starter units and independent food product supplier Country Fare’s brand new 40,000 sq ft warehouse, also built by Jade-Aden.

Vail Williams, Lambert Smith Hampton and Howell Commercial are joint letting agents for the scheme.
