Town Quay in Southampton could see a major regeneration if plans submitted by Nicolas James Group are given the green light.

The plans would see an exciting new waterfront destination created, delivering a major economic boost to the city. This would include multiple restaurants, food halls, a large new marina, apartments, a new landmark hotel, bar, conference and spa facilities.

The hotel will be part of the group’s new brand ‘THE NICI’, a name recognisable to many on the South Coast with The NICI Bournemouth picking up multiple awards.

If approved by the council, the new development would open up the prominent waterfront site, which has remained largely inaccessible to the public for a number of years. The plans were first announced early in 2023, with consultations carried out with local residents and stakeholders throughout the summer.

The scheme received 74 per cent support from the public, with the final plans further improved to create a more visionary design.

They are due to be determined later this year, with works then expected to begin 2025. The project is expected to cost in excess of £200 million, delivering a vast economic boost to the city as well as creating around 1,000 jobs upon completion.

The proposals will be funded by private equity and the sale of new apartments which will be built on reclaimed land on the far side of the marina.

Nicolas James Group, owned by South Coast property investor Nicolas Roach, previously built the Southampton Harbour Hotel and apartments in Ocean Village. The company is now based at Town Quay following their refurbishment of the Harbour House building opposite Red Funnel.

The submitted scheme will secure significant community benefits for the city and the plans also include a contribution to Affordable Housing in the city and Key Worker Housing.

The plans have already been presented to Council chiefs and local councillors. The Deputy Leader of the Council, Cllr Simon Letts, said, “The Council has followed this scheme with interest as the plans have developed.

“This exciting development will deliver a valuable boost to the city’s economy, bringing vital new jobs, new homes and greater public access to the area. The improved design will help to deliver the world-class waterfront destination that Southampton needs.”
